The Maintenance Technician works in accordance with established procedures and/or specific instruction from the Maintenance Supervisor. The Maintenance Technician is responsible for the completion of non-technical routine resident service related work, preparation or turnover units, and maintenance projects. The Maintenance Technician performs work in the areas of general carpentry, plumbing, electrical, and HVAC. The Maintenance Technician is also responsible for maintaining company equipment, inventory, vehicles, and workshop.   Responsibilities (Other duties may be assigned) - Completes routine service requests to assure the highest quality customer service satisfaction. Returns completed work order information including supplies and materials uses, time to complete the order, and the date of completion - Prepares turnover units for occupancy, according to management schedule. Completes and returns turnover checklist - Completes on-call emergency service requests, according to established emergency list. On-call sequence is determined by individual property. Must know locations of emergency system controls - Maintains adequate inventory levels - Reports any maintenance problems to the Maintenance Supervisor - Participates in ongoing community maintenance and improvement plans - If assigned a vehicle, maintains a log of that vehicle. They work with the maintenance team and management to ensure the quality of work meets the standards set by the owner and resident.    ESSENTIAL FUNCTIONS Completion of all maintenance service requests as assigned Perform tasks associated with electrical, plumbing, carpentry, masonry and painting Maintain, repair and replace HVAC systems Repair and treat structures such as showers, sinks, appliances, doors, cabinets, walls and building exteriors Schedule and complete preventative maintenance Minor pool maintenance Assist in monitoring all work being performed by outside contractors Monitor and maintain all building systems as assigned Assist with maintenance of grounds such as trash pick-up, sweep sidewalks and light landscaping Make ready units for new move-ins Assure safety practices are used which comply with all company, local, city, state and federal guidelines Follow Bridge policies and procedures and comply with Fair Housing, state and federal laws Regular, on-time attendance Special projects and other responsibilities as assigned
